Boxford median home price reaches $1.075 million amid wide sale-price range

BOXFORD -- Fourteen properties changed hands in Boxford between June 26 and July 25, led by a $2,097,000 sale on Hoveys Pond Drive, according to records filed with the Essex County (Southern District) Registry of Deeds. Half of the month's transfers listed no sale price, a pattern driven largely by transfers into family trusts.

MARKET OVERVIEW The registry recorded 14 property transfers in Boxford during the period. Of those, seven listed a consideration amount, ranging from $700,000 for a Spofford Road home to $2,097,000 for the Hoveys Pond Drive sale. The median among the seven disclosed sales was $1,075,000. The other seven transfers carried no listed price, several of them moving property from an individual owner into a trust bearing that same person's name rather than to an unrelated buyer.

TOP SALES 29 Hoveys Pond Drive sold for $2,097,000 on July 17, the highest recorded price of the period. Jay Nawfel Fakir, as trustee, sold the property to Thomas Blackshaw.

24 Long Hill Road, Lot 3A, sold for $1,600,000 on July 15. Elizabeth P. Topel sold the property to Timothy Famolare.

82 Ingalls Village Way, Unit 37, sold for $1,299,900 on July 22. Howard J. Pactovis sold the property to Fred N. McWilliams.

31 Chapman Road sold for $1,075,000 on July 15, matching the period's median price. Heber Souza sold the property to Elizabeth Magner.

31 Hillside Road, Lot 14, sold for $979,500 on July 15. Nausherwan Khan sold the property to James Gertz.

NEIGHBORHOOD BREAKDOWN Two streets recorded more than one transfer in the period. Hillside Road had two: the $979,500 sale of Lot 14 to James Gertz, and a separate, price-undisclosed transfer of Lot 26 from William Andrus to a trust in his name. Porter Road also had two transfers, neither with a disclosed price: 67 Porter Road passed from a seller listed as Odonnell J D J T to the U.S. Department of Housing and Urban Development, and 8A Porter Road transferred from Clayton K. Smith to a trust in his name.

Among the seven sales with disclosed prices, three fell under $1 million (Spofford Road at $700,000, Washington Street at $970,000, and Hillside Road at $979,500), three fell between $1 million and $2 million (Chapman Road, Ingalls Village Way, and Long Hill Road), and one exceeded $2 million (Hoveys Pond Drive).

MARKET NOTES Six of the 14 recorded transfers carried unit or lot designations -- Ingalls Village Way Unit 37, Pye Brook Lane Lot 45, Hillside Road Lots 14 and 26, Long Hill Road Lot 3A, Stonecleave Road Lot 19, and Pinehurst Drive Lot 23 -- consistent with condominium or planned-development properties, while Porter Road, Spofford Road, Washington Street, Hoveys Pond Drive, and Chapman Road were recorded without such designations.

Four of the seven undisclosed-price transfers moved property from an individual into a trust carrying that same person's name: a transfer recorded without a listed street address (seller Gregory A. Netland), William Andrus at 54 Hillside Road, Brian M. Beneduce at 50 Stonecleave Road, and Clayton K. Smith at 8A Porter Road. A fifth, at 21 Pinehurst Drive, transferred between two individuals sharing the surname Sherman. A sixth, at 82 Pye Brook Lane, moved from Robert E. Dillon Jr. to a trust. The seventh, at 67 Porter Road, transferred to the U.S. Department of Housing and Urban Development. Bedroom, bathroom, and square-footage data were not available in the deed records for any of the 14 transfers.
